Accounts and tax for landlords and property companies.
From one buy-to-let to a portfolio in a company. Send us your bank statements. We prepare the accounts and the tax returns, and send the Making Tax Digital updates. A chartered accountant checks every file before anything goes to HMRC.
A landlord's year, in four steps.
Paperwork in, the bank sorted, the quarterly update to HMRC, then the year end. Example figures.
A photo or an email. Read, coded to the right property, filed with its receipt.
Each bank line matched or sorted. Anything unclear is one short question.
Every quarter, the update HMRC now asks for, from the same books.
Checked against HMRC's own rules, then signed off by the accountant.
Your tax return, and Making Tax Digital, handled.
For landlords who own property in their own name, alone or jointly. We work out the rental profit, apply the finance cost relief for mortgage interest, and file the return.
- Quarterly updates sent to HMRC for you under Making Tax Digital
- The tax return with your property, job, dividends and interest in one place
- Your tax bill and payments on account worked out with HMRC's own calculation
- Furnished lettings and holiday lets, now taxed like other lettings
- Jointly owned property split correctly between owners
Company accounts and corporation tax.
For limited companies that hold investment property. The accounts follow FRS 102 Section 1A or the micro-entity rules, whichever suits the directors better.
- Year-end accounts with investment property at fair value, and the deferred tax on it
- Corporation tax return (CT600) with the computation and iXBRL accounts
- Director's loan account tracked, with any section 455 tax flagged
- ATED flagged when a property is worth more than £500,000
- The director's own tax return done at the same time
Small accounts for blocks of flats.
Every block of flats owned by its leaseholders has a residents' or right to manage company. It needs small accounts every year, and the leaseholders need to see where the service charge went.
- Company accounts filed at Companies House every year
- Service charge accounts for the leaseholders
- Corporation tax return where the company has interest or other taxable income
Fixed prices, agreed up front.
No VAT to add.
Three steps. Most of the work is ours.
Common questions.
Do I need accounting software?
No. Send us your bank statements as CSV, Excel or PDF exports from your bank. The engine reads them, posts every line and asks about anything it cannot place. If you already use software, we can work from that instead.
Does Making Tax Digital apply to me?
If your income from property and self-employment is over £50,000, you have had to send quarterly updates since April 2026. The limit drops to £30,000 from April 2027 and £20,000 from April 2028. Income means your total rent before expenses, not your profit. Property you own through a company is not in Making Tax Digital for income tax.
My properties are in a company. Can you also do my own tax return?
Yes. Most property company directors also need a tax return for their salary, dividends and any property they own personally. We do both together, so the dividend and the director's loan figures agree.
Will you tell me about things like ATED or the director's loan account?
Yes. The engine flags them, for example a property worth more than £500,000 in a company, which needs an ATED return even when relief applies. The accountant explains each point in the outstanding items list that comes with your accounts.
Can you help me fund the next purchase?
Our sister company Deplexifi finds and structures buy-to-let, commercial and development finance. Your up-to-date accounts make that case much easier to put together.
Tell us about your properties.
How many, whose name they are in, and what you need. We will confirm the price and what we need from you.
